Start with the current condition
Describe what is happening now, not only what you think caused it. State the exact location, when it began, whether it is getting worse, and what can no longer be used safely.
- Exact property and unit
- Room, fixture, or common-area location
- Visible water, heat, odor, noise, or power impact
- Anything already tried
Make access schedulable
A complete repair request includes permission-to-enter instructions, preferred contact method, pets, alarms, gate or building access, and the best windows for an appointment.
Know when not to wait
Fire, suspected gas, major active flooding, serious injury, criminal activity, and immediate electrical danger require emergency action. Call 911 when appropriate and follow the property emergency instructions.
- Do not rely on a web form for immediate danger
- Do not touch exposed wiring or enter unsafe areas
- Document safely only after people are protected
